Wrotham School is looking for an experienced Site Manager to direct and manage the activities of the facilities, maintenance and cleaning teams so that buildings, grounds and plant are safe, maintained appropriately and secure.

The role of the Site Manager

  • Develop, implement and maintain an appropriate programme of repair and maintenance activities across the site to ensure that such activities are timely and cost effective.
  • Direct the day to day activities of the maintenance teams across the site, including setting and agreeing schedules for any over time or weekend working, as well as ensuring appropriate arrangements are in place to allow emergency repairs to be undertaken, including any arrangements to cover repairs which may be necessary outside of normal operating hours.
  • To be responsible for ensuring the safe and efficient operation of all mechanical, electrical, heating and water services on the premises, including lifts, and to ensure safe levels of lighting, heating and ventilation are maintained.
  • Liaise with teaching staff efficiently to ensure regular maintenance of work areas.
  • Ensure that the maintenance and cleaning team operates effectively and delivers maintenance and cleaning of the Academy to agreed high standards. Dealing with any associated HR issues including their performance reviews.
  • Liaise with external building, grounds and maintenance contractors working on the site to ensure a high standard of work, completed to the agreed specification, ensuring that they are completed on time and are cost effective.
  • Ensure the security of the site, and arrangements are in place for emergency call outs. Ensure that all buildings are opened and locked as required including weekends.
  • Ensure that all deliveries received are stored securely and delivered to their appropriate locations.
  • Identify and record risk assessments for all areas of the various buildings, grounds and plant, undertaking any remedial action as required.
  • Advise the Director of Finance and Resources and the Head teacher of any health and safety issues and their implications. To act as the Health and Safety Manager of the Academy. To be responsible for annual H&S audits, risk assessments, maintain the H&S documents and policies and organise staff training as required. To ensure that changes to H&S legislation are implemented and communicated to all management and staff.
  • To organise the provision of first aid at the Academy. Ensuring that there are enough trained first aiders on site and that first aid supplies are appropriate and adequate.
  • To maintain the Fire Evacuation Policy and Procedures, and regularly check and update these, in consultation with the Director of Finance and Resources and the Head teacher.
  • Manage, maintain records on and report to the Director of Finance and Resources on the budget assigned for repairs and other facilities and grounds maintenance activities.
  • To be responsible for the maintenance and efficient running of the fleet of minibuses.
  • Actively promote and market the use of the school  buildings and grounds by external organisations, ensuring that their use maximises their income potential and ensure that agreed booking are supported by the maintenance team as necessary.
  • Receive and check goods and supplies delivered to the school and correctly distribute and/or store. Undertake additional porterage duties as requested within Health and Safety guidance, ie Manual Handling Regulations.
  • Any other duties in support of the schools as reasonably decided by the Director of Finance and Resources and the Principal.
  • To treat pupils, parents, staff, visitors and contractors with care, consideration and courtesy in accordance with the school’s ethos and values.
  • To present high standards of personal appearance in accordance with the school’s ethos and values.
  • To promote a favourable image of Wrotham School to all establishment users in all aspects of the Site Manager’s role.

Essential Skill, Knowledge and Qualifications

  • Degree/NVQ5 or similar level of qualifications and/or experience in facilities management at that level.
  • Demonstrable comprehensive knowledge of facilities management and the associated health and safety and other related legislation.
  • Experience of working with a computerised BMS System.
  • Experience of working with consultants and contractors on building projects.
  • Proven staff management ability.
  • Proven budget and project management ability.
  • A solution focused, “can do”, “hands on” approach to the delivery of facility management for the Academy.
  • The NEBOSH qualification (national general certificate), or working towards it.
  • Membership of a relevant professional body, such as BIFM, or working towards it.
  • Demonstrable project management experience or a suitable qualification.

Desirable Skills, Knowledge and Qualities

  • Knowledge and experience of issues of managing facilities in an educational setting.
  • Knowledge and experience of Risk Assessments and the provision of practical solutions to minimise risks
  • Influencing and negotiation skills.
  • Excellent interpersonal skills with the ability to relate effectively with staff at all levels and to motivate your own team members.
  • Ability to work on own initiative, managing workloads and assigning priorities for the teams working across the site.
  • Demonstrable experience of working as an effective member of a team.
