Job overview

Purpose of Job / Job Summary     

·        To be responsible, under the guidance of appropriate senior staff, for maintenance, security and facilities management services on school upper and lower school sites and premises

·        To be responsible for the maintenance of a clean and hygienic school interior

·        To provide specialist support in a specific resource area

·        Deputising in the absence of the Deputy Premises Manager and Premises Manger

·        To contribute to the overall ethos, work and aims of the school

 Key Operational Duties / Responsibilities:

Security

Maintain the security of school and related premises/areas including:

·        locking and unlocking school buildings and areas each day (as per rota)

·        to ensure that the site is left in a secure situation which includes locking/unlocking of school gates, internal and external doors and closing windows

·        undertaking regular security checks and identifying security risks and alerting the Premises Manager of any breaches

·        monitoring CCTV or surveillance equipment where appropriate

·        monitoring fire safety equipment and carrying out fire drills

·        operating and responding to alarm systems where appropriate

·        liaising with police, security and surveillance contractors

·        provision of emergency access to the school site and responding to emergencies and taking action as appropriate

  • under the direction of the Premises Manager, ensure alarm systems are kept in good order
  • to patrol the site to check for hazards, damages and intruders
  • security at gates as required in upper and lower school sites
  • parking supervision as required

 Site Management Tasks

·        Undertake regular site inspections of the buildings, fixtures, fittings, furniture, premises and grounds to:

·        identify and record repair and maintenance requirements

·        assess minor work or repairs required to maintain safe and satisfactory conditions

·        carry out appropriate repairs or liaise with Premises Manager on any major defects

·        Organise and carry out various maintenance duties to ensure that the general upkeep and maintenance of the premises is satisfactory, including:

▪     collecting and assembling waste for collection

▪     undertaking emergency and specialist cleaning tasks, including graffiti removal and litter-picking

▪     operation and maintenance of heating plant and lighting systems

·        Working at height (including accessing the roofs) when required

·        Operating gas shut offs in applicable areas such as kitchens and science laboratories

·        Carry out minor improvement work as agreed with the Premises Manager, for example, minor decoration programmes, erecting shelves, notice boards, bookshelves etc.

·        Ensure safe and effective use, by post-holders, other employees and contractor staff, of specialist equipment and materials including demonstrating and assisting in their safe and effective use

·        Attend relevant meetings and participate in training and other learning activities and programmes as required

·        To make safe damaged or missing furnishings such as floor tiles, secure carpets or remove to make safe.

  • To ensure that external social areas, paths and driveways are maintained satisfactorily, including the clearing of snow, gritting and salting of pathways and ensuring that paving slabs are in good condition.
  • To deal with the results of vandalism, advising the Premises Manager on any repair work required.
  • To ensure that the heating and ventilation systems, fire alarm and air conditioning systems and any other facility systems are properly operated, including automated systems and time clocks.
  • To remove graffiti from all areas, windows and other surfaces as required.
  • To clean floors and/or furnishings after any sickness has occurred.
  • To ensure that the premises are kept free from pests and vermin.

Cleaning

·        To ensure that hazardous/infectious solutions and materials e.g. broken glass are disposed of in accordance with agreed safe working practices, removing waste to designated areas.

·        To assist in the removal of litter from the school grounds.

·        To ensure that appropriate equipment, materials and detergents are used for specific duties.

·        To ensure that stocks of cleaning materials, soap, paper towels etc. are maintained and replenished as necessary.

  • Ensure that all cleaning materials are stored and utilised in line with COSHH regulations.

 Lighting and Heating

  • To ensure that lighting is kept in good working order
  • To advise the Premises Manager regarding the ordering of replacement lighting equipment as necessary
  • To ensure that the school is adequately heated
  • To control the level of heating and ventilation throughout the buildings as required by the school

 Porterage

·        To act as porter for deliveries, furniture removals, or any other lifting tasks required by the school and ensure that deliveries are dealt with promptly and items repositioned as required

·        To arrange for the disposal of redundant furniture and equipment in accordance with agreed procedures

·        To assist in the moving and replacing of furniture as required

·        To ensure that rooms and areas used are clean and left ready for use

Lettings

  • To ensure that the site and premises are optimised for income generation and community partnership use
  • Setup equipment for hirers as needed and assist them with any queries

Contractors

·        Liaise with contractors and undertake the client-side role in connection with premises-related contracts, particularly in the absence of the Deputy Premises Manager and Premises Manager

General Duties

  • To undertake a commitment to continuing opportunities for further professional development.

Preston Manor School is a mixed, non-denominational, all-through state school with academy status, based in Wembley, north-west London, for children aged 4-18. It is a member of the family of Co-operative Trust Schools. It is a large school with approximately 1,900 pupils. Situated within a multicultural community, the school offers additional support for pupils who speak English as an additional language. Diversity and tolerance is a key message in its ethos.
