ACS International Schools seeks a Facilities Manager for ACS Hillingdon, with a prompt start on a permanent basis.
Reporting to the Senior Facilities Manager, this role is pivotal in ensuring the school and sports facility operate safely and efficiently, providing an excellent experience for students and parents.
Responsibilities:
Leadership and Management:
- Line manage grounds supervisors and caretaking/maintenance teams.
- Collaborate with school faculty to ensure service delivery meets expectations.
- Establish effective response protocols for maintenance problems, emergencies, and callouts, even during holidays and weekends.
- Devise work programs and holiday schedules for smooth team operation aligned with school needs.
- Focus on positive working culture, environment, and staff development.
- Perform staff appraisals, ensuring training and addressing underperformance issues.
Building Maintenance and Compliance:
- Manage the PPM schedule with in-house and external teams.
- Oversee best practice management of buildings, suppliers, contractors, and consultants.
- Ensure compliance inspections, servicing, and condition surveys are completed.
- Set standards for statutory compliance and manage the CAFM system for maintenance.
Health and Safety:
- Collaborate with Health & Safety Manager to ensure school buildings comply with regulations and guidelines.
- Oversee safe contractor operations and attend Health and Safety Committee meetings.
- Develop a strong Health and Safety culture within the Facilities team.
- Serve as a Fire Officer, adhering to fire prevention measures.
Contract Management:
- Control and execute maintenance contracts, ensuring compliance with SLA and KPIs.
- Oversee the Managing Contractors Policy and ensure Health & Safety and Safeguarding requirements for sub-contractors are met.
- Manage energy-saving initiatives and monitor utility usage.
Financial Management:
- Maintain cost controls and identify variations to project specifications.
- Prepare and manage Revenue and CAPEX Building Projects Budgets.
- Calculate costs for goods and services to maximize value for money.
- Manage caretaking and maintenance operational budgets.
Project Management:
- Plan and minimise disruption to school activities with the Senior Facilities Manager.
- Manage minor work projects and collaborate on capital projects with in-house and external project managers.
Event Management:
- Attend and assist School & Non-School functions.
- Ensure events are managed effectively, with maintenance works completed on time.
- Serve on duty for various School events and provide appropriate support.
Additional Responsibilities:
- Assist the team with certain jobs during peak times or staff absences.
- Adhere to safeguarding principles and promote the welfare of children and young people.
Requirements:
- Essential: FM qualification or equivalent experience, IOSH or NEBOSH qualification, team management experience, budget management experience, knowledge of Building Management Systems, commitment to Health & Safety.
- Desirable: Experience in the education sector, project management experience.
- Competencies: Proactive, self-motivated, leadership and management skills, ability to work under pressure, flexibility, willingness to work occasional evenings/weekends, availability for out-of-hours emergencies.
Working Hours: Monday-Friday, 08:30-16:30, permanent basis.
